One Eastside is a £200 million luxury residential development that stands as Birmingham's tallest residential building, reaching 155.5 metres across 51 storeys. Axter provided waterproofing system design and specification across both towers and the pavilion roof, including a biosolar roof to support the development's Biodiversity Net Gain targets.

Project Overview

One Eastside is a £200 million luxury residential development and Birmingham's tallest residential building, reaching 155.5 metres across 51 storeys. Located on a former brownfield site close to the upcoming Curzon Street HS2 station, the development achieved practical completion ahead of schedule in August 2026.

The scheme comprises a two-building complex: a 51-storey tower and a secondary 15 to 16-storey tower, delivering 667 fully serviced build-to-rent apartments. Amenities include a sky lounge and terrace, a gym and spa, landscaped courtyard gardens, co-working spaces and a resident café.

Axter was involved with the project from Stage 3 design through to completion, working alongside the JRL/Midgard design team and Weedons Architects to deliver the waterproofing systems across both towers and the pavilion roof.

Considerations and Project Challenges

One Eastside's city centre location made deliveries to site a significant logistical challenge throughout the programme.

The project also called for bespoke, project-specific detailing to resolve awkward interfaces between the roofing and facade systems, requiring close coordination between Axter and McMullen Facades throughout design and installation.

Axter's Approach

Axter was involved from Stage 3 design, providing rainwater calculations, U-value calculations, specifications, biosolar designs, project-specific details and tapered insulation designs for the development.

On Tower A, the taller of the two buildings, Axter specified the Wilotekt-Plus hot melt system with Hytherm ECO XPS insulation, along with the Excel multi-layer warm roof system with tapered insulation to the lift overruns.

On Tower B, Axter specified the same Wilotekt-Plus hot melt system with Hytherm ECO XPS insulation and provided the fixing points for the solar PV array using Axter IFP units.

The pavilion roof also used the Wilotekt-Plus hot melt system with Hytherm ECO XPS insulation, finished with a biosolar roof designed and supplied in full by Axter. All roof areas across the development were designed to zero falls in accordance with BS 6229:2018.

Wilotekt-Plus was chosen for its speed of installation and robustness on the new-build concrete frame, while Starcoat PMMA, a cold-applied system, was used for termination details around the more difficult interfaces.

Installation was carried out by McMullen Facades and signed off by Axter's QA team following regular progress visits.

Biosolar Roof

The pavilion roof at One Eastside features a biosolar system, designed and supplied by Axter to help the scheme meet its Biodiversity Net Gain targets.

Axter also collaborated with Carbon 3 on the solar PV installation, providing the biosolar design and the IFP fixing design for the panels.

Collaborations

Axter worked closely with Weedons Architects and the JRL/Midgard design team throughout the project, from Stage 3 design through to completion.

Carbon 3 carried out the solar panel installation, working alongside Axter's biosolar design and IFP fixing design.

McMullen Facades, the accredited installer, worked with Axter on the project-specific details required at the interfaces between the roofing and facade systems.
