Rothbury Gardens is a contemporary new-build residential development delivered on a constrained urban site adjacent to an active railway line. Designed to provide high-quality housing within a well-connected city location, the scheme combines architectural ambition with practical buildability, resulting in a distinctive and carefully executed roofscape.
Delivered for Ashville Homes by Henleys Roofing, the development features a combination of warm flat roof areas and standing seam pitched elements, creating visual depth and a strong architectural identity across multiple residential blocks. The roof design incorporates complex geometries, including curved and faceted perimeter upstands, intricate valleys and integrated flat roof zones, all of which demanded a high level of technical coordination and detailing.
The project required a waterproofing solution capable of accommodating these complex interfaces while ensuring long-term durability, reliable weatherproofing performance and efficient installation across a phased construction programme.
To meet the demands of the project, Axter supplied its Ecoflex® waterproofing system, selected for its flexibility, lightweight composition and ability to deliver precise detailing across complex roof geometries.
The combination of curved upstands, changing roof levels and multiple junctions between flat and standing seam elements required a system capable of maintaining waterproofing integrity without compromising the architectural intent. Ecoflex® provided the adaptability needed to achieve consistent detailing throughout the development, while supporting the thermal, durability and performance requirements of the warm roof specification.
The system also enabled factory-controlled membrane production, helping maintain dependable quality and consistency across multiple buildings delivered in phases.
Working adjacent to a live railway line introduced additional logistical and safety considerations throughout the project. Close collaboration between the client, principal contractor and roofing teams ensured the works were carefully planned and coordinated from the outset.
Restricted access points, working at height and the proximity to railway infrastructure required detailed sequencing and controlled material handling procedures to ensure safe delivery throughout the programme. Scaffold interfaces and access routes were coordinated to maintain the safe movement of operatives and materials while allowing surrounding trades to continue uninterrupted.
Regular communication and collaborative site management enabled challenges to be identified and resolved early, helping maintain programme continuity while upholding high health and safety standards across all phases of the build.

All installers completed specialist system training with Axter, becoming accredited Axtershield and Axter Alliance Installer. This ensured the team possessed the technical knowledge required to execute the project’s complex detailing requirements to the highest standard.
Particular attention was given to the installation of curved and faceted upstands, intricate system junctions and seam alignment across multiple roof areas. Careful setting out enabled clean transitions between flat and pitched elements, delivering a consistent appearance across every phase of the development.
Throughout the programme, Axter’s technical and Quality Assurance teams provided ongoing site support, including stage-by-stage inspections and sign-off procedures before subsequent phases commenced. This collaborative approach ensured all detailing requirements were fully understood and correctly executed, maintaining quality and efficiency throughout the installation process.
